Real Estate Stewardship.
One company, from acquisition to transfer.
Elsermans, Adams & Partners acquires, prepares, stewards and transfers property in Dubai, Abu Dhabi and the wider UAE for private owners and investors.
How This Market Is Structured
Six Companies, No One Accountable
A property in this market passes through six companies: one to sell it, one to furnish it, one to let it, one to maintain it, one to manage it, one to sell it again.
Each is paid at a moment. A commission, a fee, a job signed off. None is paid for what the property is worth in ten years.
Every party can do its part correctly and the asset still declines, because its condition over time belongs to no one.
Who Writes the Reports
Those same companies write the reports the owner reads.
What goes in is decided by the people writing them, and what is left out leaves no trace.
They are the only record of the property an owner has, written by the company whose work they describe.
The difference between the reports and the property compounds, and arrives years later as a valuation.
What We Take On
We source and acquire the property, prepare it to our standard, select and manage its occupants, maintain it, report on it, and handle its eventual sale. One company, accountable for the result of all of it.
It is a harder position to occupy. No other party to attribute a decline to. No handover where responsibility becomes someone else's. No version of events that cannot be checked against the property itself.
Stewardship is paid for by the client, through a single annual subscription. On transactions we also earn a commission: from the developer on off-plan purchases, and at market rate on secondary sales and purchases. Ask what we earn on any transaction and you will be told.
We take no supplier margins and no markup on maintenance. The subscription is fixed per property and does not move with occupancy: let, vacant, or between tenants, our income is the same. Nothing pushes us to fill a vacancy with the wrong tenant, and a sale ends that income, so nothing pushes us to churn a portfolio either.
An owner can end the relationship. There is no lock-in and no multi-year commitment, which means our position depends on the property continuing to prove us right.
The relationship is renewed by decision rather than by default. Our agreements do not roll over automatically, so each year is entered deliberately by both sides.
Three Responsibilities, Three Parties
Ownership sets direction. It stays with you and cannot be delegated.
Stewardship decides whether that direction produces results. This is ours.
Occupancy decides whether it holds over time.
All three are named and assigned in writing before anything begins.
Discretion
We do not publish client names or identify owners. What you own, what you paid for it, and what it earns stays between us.
How Value Is Preserved
Our standard is written into our agreements rather than stated as intent, including the commitments that cost us money and the obligations that run in both directions. An owner is walked through all of it before anything is signed.
What those agreements hold in place is a sequence:
When expectations are clear, responsibility can be identified.
When responsibility is clear, decisions become consistent.
When decisions are consistent, condition, performance and value are preserved.
Who We Work With
International investors building a portfolio in the UAE, and owners buying a single property to live in themselves. An investment property is prepared, let, stewarded and eventually transferred. A home bought to be lived in is prepared to the same standard, then lived in.
For someone who already runs a business and wants a serious asset rather than a second one to manage from a distance: a signature when one is needed, an update when one is needed, and everything you are entitled to, delivered without you having to ask.
Engagements begin at a minimum investment of AED 4,000,000.
No Catalogue
No two owners share the same objectives, timeframe or financial position, and the right property starts with the person rather than the listing. We establish what a property needs to do for you, then select the locations, developers and opportunities that meet it.
What the Market Makes Possible
In the UAE: 0% personal income and capital gains tax on rental income.
Gross yields of roughly 6.5–9% residential and 8–12% commercial, against 2–5% in London or New York.
100% freehold ownership in designated zones, with no restriction on repatriating capital.
The Dirham pegged to the Dollar at 3.6725 for decades.
Mortgages to international investors at up to 75% LTV.
Every investor here has access to the same conditions. What separates the results is what happens to the property afterwards.
